Deck builder in North Atlanta — built to code, built to last.

HomeVantage is a custom deck builder serving Alpharetta, Milton, Roswell, Cumming, and North Atlanta. A great deck extends your home into the backyard — and a bad one quietly rots, sags, and fails. We're factory-trained at AZEK University on TimberTech/AZEK composite, and we build on a structure engineered to IRC code, because the best board in the world fails on a bad frame. What Makes a Deck Last

It's not the board. It's what's under it.

01

A frame as good as the board. Premium decking is only as good as the substructure under it — so we build a properly sized, well-spaced frame that won't sag, squeak, or pop fasteners a few years in.

02

Built to code, properly. Footings and connections done right aren't just about passing inspection — they're genuine safety, and they hold up when you sell.

03

The right fasteners & ventilation. We use the correct hidden-fastener system and frame it to breathe, so moisture can't get trapped and rot the structure under a "lifetime" surface.

04

Built for Georgia. Our heat, humidity, and sun punish the wrong materials and details — so we build with the materials and methods that actually hold up here.

Common Questions

Deck building FAQ

How much does a deck cost in North Atlanta?

It depends on size and type. As a rough guide, all-in: a single-level wood deck runs $25k–$40k, single-level composite $35k–$70k, a covered wood deck $50k–$75k, and a covered composite deck $60k–$90k. We'll give you a clear, itemized proposal.

Composite or wood — which should I choose?

For most North Atlanta homes, composite wins over the life of the deck: little maintenance and no rot in our humidity, versus wood's ongoing sealing and shorter lifespan. We wrote an honest, brand-by-brand breakdown — read our composite decking comparison.

Is composite decking low maintenance?

Very. Quality capped composite or PVC just needs an occasional wash — no staining or sealing like wood. It also resists the rot, fade, and mold that Georgia's heat and humidity inflict on wood. Real-world lifespan still depends heavily on the structure underneath.

How long does a deck last?

It depends on the material. A well-maintained wood deck typically lasts 10–15 years in the Georgia climate before it needs significant repair or replacement. Quality composite and PVC (the AZEK/TimberTech tier we build with) are engineered to last much longer — often carrying 25–50 year fade-and-stain warranties — because they shrug off our heat and humidity instead of slowly losing to it. The structure underneath matters too: built to code with proper footings and flashing, the framing is made to last regardless of the surface you choose.

Does a deck add value to my home?

Yes — a deck is one of the most sought-after features for North Atlanta buyers, and a well-built one consistently returns well at resale while you enjoy it every day in the meantime. The value holds best when it’s built right: to code, with quality materials, and designed as a true extension of the home rather than a bolt-on. A sagging or rotting deck does the opposite, so construction quality is everything here.

What decking holds up best in Georgia heat and humidity?

For a truly low-maintenance deck in our climate, capped composite or PVC is the standout — they resist the fade, mold, and moisture that wear wood down here, and lighter, heat-smart colors stay cooler underfoot in full sun. Wood can still be the right call if you love the look and don’t mind the upkeep. As a factory-trained TimberTech/AZEK builder, I’ll walk you through which material and color fit your space, sun exposure, and budget.

Do you pull permits and build to code?

Always. Decks have real structural and safety requirements, so we engineer to IRC code, pull the permit through your local jurisdiction, and handle inspections — so it's safe, legal, and documented.

How do I choose a deck builder in North Atlanta?

Pick a licensed, insured builder who engineers the structure to IRC code — not just the surface — pulls permits, and is factory-trained on the decking brand they install. Ask how they handle footings, joist spacing, flashing where the deck meets the house, and ventilation. That hidden structure is what decides whether a deck lasts.

Do you build decks near me?

We're a North Atlanta deck builder based in Alpharetta, serving Alpharetta, Milton, Roswell, Cumming, Johns Creek, Suwanee, and surrounding communities — with dedicated pages for Alpharetta, Milton, Roswell, and Cumming.

What is the 3/4/5 rule for decking?

It's a builder's method for squaring a deck. Measure 3 feet along one side and 4 feet along the adjacent side; if the diagonal between those marks is exactly 5 feet, the corner is a true 90°. We use it (with laser tools) to lay a deck out square and true. But squaring the corners is the easy part — the footings, joist spans, and connections under the boards are what actually keep a deck from sagging over time.

Do you warranty your deck work?

Yes — in two separate layers. Your workmanship (labor) is backed by a one-year HomeVantage warranty, and on top of that the composite and PVC materials we install (TimberTech/AZEK and similar) carry manufacturer warranties of 25–50 years against fade and stain. Beyond the paperwork, we're a local Alpharetta builder who stands behind the work.
