Before You Sign Anything

Four questions every homeownershould ask.

Remodeling is a significant investment. These four questions separate the contractors who will protect that investment from the ones who won't.

01  —  The Estimate

"Is this estimate detailed enough to hold you to it?"

Ours is line-by-line — what's in, what's out, no ambiguity.

Why it matters
Vague scopes are how cheap bids stay cheap on paper — until work starts and every grey area becomes a change order.

Ask every contractor: “Walk me through exactly what is and isn't in this price.”

02  —  The Allowances

"Are those selection allowances actually realistic?"

We price allowances honestly — no budget surprises later.

Why it matters
A common tactic: understate allowances so the price looks attractive, then your budget gets blown when you shop for tile, fixtures, and finishes.

Ask every contractor: “What does this allowance actually buy at retail?”

03  —  The License Holder

"Who actually holds the contractor's license?"

Michael McArthur — the person you hire is the name on the license.

Why it matters
Many contractors rent a license from someone never on your project. That person carries the legal liability but has no stake in the outcome.

Ask every contractor: “Is the license holder someone who works on my project?”

04  —  The License Type

"When you say licensed — what kind of license?"

A Georgia Residential Contractor License: RBCO007995.

Why it matters
A business license isn't a contractor's license — anyone with a filing fee can get one. The state license requires examination, experience, and accountability. Verify ours at the Georgia Secretary of State's website.

Ask every contractor: “Can I see your Georgia Residential Contractor License number?”

Our price isn't the lowest. It's honest — and it comes with a contractor who is exactly who they say they are.

How your project is actually run

A finished space you will love — and an experience you won't resent.

Here's something most contractors won't tell you: the trades doing the work aren't the difference. The same skilled hands can do excellent work — or cut every corner. What changes the outcome is whether anyone is actually managing and checking it.

On every HomeVantage project you get both: a dedicated team managing the day-to-day on site — checking quality, keeping the schedule current, and keeping you in the loop — and me, personally involved from our first conversation to the final walkthrough. You're never handed off and forgotten. My name is on it, and you'll always have my ear.

That's the opposite of the overbooked one-man crew juggling eight jobs at once. And it's why we care about your experience as much as the result — you shouldn't love the finished room but resent everything it took to get there.

How It Works

A real system.Not "we'll wing it."

The reason the work comes out right is that nothing is left to chance — or to memory.

01

Listen & Walk

A free in-home consultation. I learn your goals, see your space, and tell you straight what's realistic.

02

Design & Plan

Every material and detail decided before a hammer swings. You get a clear online proposal — no surprises.

03

Build & Update

A published schedule, a clean job site, and relevant updates every day. You always know where things stand.

04

Walk & Stand Behind

A final walkthrough, then we stand behind the work. If something needs attention, I'm a call away — not a ghost.

Straight Talk

HomeVantage isn't for everyone — and that's the point.

We'd rather be honest now than waste your time later. Here's exactly who we are the right fit for, and how we work.

  • You want a partner, not a gamble. If you value a quality job, professionalism, and accountability over the lowest number, HomeVantage is perfect for you.
  • It gets done the right way — or not at all. There's no "good enough" version of your remodel. Only the right one.
  • We won't be the cheapest — and that's by design. Our pricing reflects what it actually costs to do the job right: a licensed contractor, quality materials, skilled hands, and a budget built to be real from day one. If price is the only thing you're shopping, we're not your contractor — and that's okay.
  • We design before we build.Every material, finish, and detail is locked in before a single thing is demo'd. That's how projects stay on schedule and on budget — and how you avoid making expensive decisions under pressure mid-project.
  • We source the materials.Quality control starts with what goes into your home. That's not a step we hand off.
  • Projects start at $20,000.Smaller than that and we’re probably not the right fit, but we are happy to help you find someone who is.
Common Questions

Home remodeling in North Atlanta, answered straight.

How much does a home remodel cost in Alpharetta & North Atlanta?

It depends on the project. As rough all-in guides for North Atlanta: a bathroom runs $18k–$70k, a kitchen $40k–$80k, a finished basement $90k–$150k, and decks, porches, and sunrooms roughly $25k–$130k. We start projects at $20,000 and give you a clear, itemized proposal — never napkin math.

How do I choose a remodeling contractor?

Confirm they hold a real state contractor's license (not just a business license) and carry insurance, ask for a line-by-line estimate, check that the license holder actually works on your project, and read recent reviews. A contractor who answers those plainly is the one who'll protect your investment.

What is the 30% rule in remodeling?

A common budgeting guideline: avoid spending more than about 30% of your home's value on a single remodeling project, so you don't over-improve beyond what the neighborhood supports. We help you invest where it actually pays back rather than over-building for the street.

Do you handle design, permits, and the whole project?

Yes — we're design-build. We plan the design and finishes before demo, pull the permits through your local jurisdiction, manage the trades day to day, and handle inspections. One accountable team from the first walkthrough to the final detail.

What areas do you serve?

We're based in Alpharetta and serve North Atlanta — Alpharetta, Milton, Roswell, Johns Creek, Cumming, Suwanee, Sugar Hill, Buford, Duluth, Dunwoody, Sandy Springs, and surrounding communities. See all service areas.

Are you licensed and insured?

Yes — fully licensed and insured, Georgia Residential Contractor License RBCO007995, held by owner Michael McArthur, who is personally involved on every project.
